
I just wanted to add a few more points the the previously submitted answers.
A single family home is better described here as a "single family detached home". The term "single family home" is now using synonymously with "single family detached" here in the US.
Typically single family homes generally consist of the home and the surrounding space around the building. So the building and lot land is private to the owner. It used to be that single family homes do not have any home owners association fees, however, with new building trends this is actually becoming more common. As for restrictions, single family homes will almost always have less restrictions than condos/townhome/PUDs. That is there will typically be no Homeowners association to enforce rules nor CC&R's.
In your situation, I believe the most important aspect for you since you will be renting is third party fees. Water, electricity, gas, etc. If you rent a single family homes you most likely will have to pay for all of your own utilities. If you rent a unit that belongs in a PUD or association some or all of these may already be included.
